Step 1 – The Interview Process
- I will contact you by phone
- I discuss your needs, wants and desires

Step 2 – Researching Properties

- All listings in the Multiple Listing Service (go to www.ERAWebber.com to perform your own search of the MLS)
- Internet listing services
- Out of area brokers
- For sale by owners
- Various publications
- I will pitch your needs at marketing meetings
Step 3 – Loan Application and Process
- Complete loan application over the phone
- Put you in touch with a local lender
- Complete full credit report
- Deliver all required information to lender for final approval
- Your appointment with the lender is prior to appointment to preview homes for two reasons: 1 – it will give you the confidence you need to write an offer when you find a home. 2 – it positions you as a strong buyer in the eyes of the seller when the offer is presented.
Step 4 – Finding the Right Property
- I will preview approx. 30 of the best qualified properties based on the features you require
- I will eliminate the properties that won’t fit your wants and needs
- I will determine time frames
- I will set showing appointments in advance
- We will view the best qualified properties together
- Get feedback from you on each property we view
- I will look and keep looking until we find the home that’s right for you
- I will follow up during every stage
- Because of the background work I do before previewing properties, most of my clients find their home the first time we go out looking
Step 5 – Writing the Contract and Legal Documents
- Extensive knowledge of Real Estate contracts
- Answer your questions and give you the information you need to decide if the property you have chosen is the right one for you
- Advise you to protect your interests
- Ensure a beneficial and safe contract
Step 6 – Negotiations
- Utilize strong negotiating skills
- Negotiate based on your needs, wants and desires
- Work to get you the best possible price and terms
Step 7 – Final Acceptance
- Convey seller’s acceptance
- Explain the seller’s counter offer
- Review the seller’s disclosure statement
Step 8 – Handling the Closing Process
- Assist with pending contract
- Coordinate all phases of closing – Title Company, appraisers, inspections, zoning, etc.
- Assist in completing the loan process
- Verify compliance with terms of contract
- Conduct final walk-through
- Arrange for possession
